Once your offer is accepted, one of the key steps before closing is the home appraisal. It can feel mysterious, but understanding it makes the whole process less stressful โ€” whether you’re buying or selling in the Temecula Valley.

What an appraisal is (and isn’t)

An appraisal is an independent, lender-ordered estimate of a home’s market value, performed by a licensed appraiser. It protects both you and the lender by confirming the home is worth what you’re paying. It’s not the same as a home inspection, which focuses on the property’s condition โ€” you’ll usually want both.

How value is determined

Appraisers look at recent sales of comparable homes (“comps”) nearby, then adjust for differences in size, condition, upgrades, and lot. In a market like the Temecula Valley, where homes can vary widely, choosing the right comps matters. Well-documented upgrades can support a stronger value.

How to prepare

If you’re the seller (or a buyer whose contract makes you responsible for access), a little preparation helps:

  • Make the home clean and accessible, including the garage and any locked areas.
  • Provide a list of recent upgrades with dates and rough costs.
  • Note nearby comparable sales you’re aware of.

What if the appraisal comes in low?

It happens, and it’s not the end of the road. Your options include renegotiating the price, covering the gap in cash, requesting a formal reconsideration of value with stronger comps, or adjusting the loan structure.
