The two biggest advantages
First, $0 down. Qualified buyers can finance up to the full purchase price, which removes the single biggest hurdle most people face. Second, no monthly mortgage insurance — ever. Conventional and FHA loans both charge mortgage insurance when you put down less than 20%; VA loans never do, which keeps your monthly payment lower.
What about the funding fee?
VA loans include a one-time funding fee that helps keep the program running. The exact percentage depends on your down payment and whether you’ve used your benefit before, and it can be rolled into the loan rather than paid in cash. Many Veterans with a service-connected disability are exempt from the funding fee entirely.
Who qualifies?
Eligibility generally extends to Veterans, active-duty service members, National Guard and Reserve members who meet service requirements, and many surviving spouses. You’ll need a Certificate of Eligibility, which I can help you request. There’s no set minimum credit score from the VA itself, though most lenders look for a mid-600s score or higher.
VA loans buy a primary residence in the Temecula Valley, and the benefit can be reused over your lifetime. If you sold a home you bought with a VA loan, your entitlement can often be restored for the next one.
